LEGAL DESCRIPTION: The West Half of the Northwest Quarter (W½NW¼), the Northeast Quarter (NE¼), the Southwest Quarter (SW¼) and the Southeast Quarter (SE¼) of Section Twenty-three (23), Township Two (2) South, Range Seventeen (17) West of the Sixth P.M., Phillips County, Kansas being 547.19 acres more or less.
GENERAL DESCRIPTION: This tract of land has approximately 106.41 acres of cultivation, 434.71 acres of pasture and 6.07 acres of wooded wildlife area. On the cropland, all acres are currently idle and were previously corn. The cropland is primarily class II and IV, Holdrege and Uly Silt Loam. The pasture has been extremely well cared for over the years with an abundant mixture of grass consisting of big bluestem, little bluestem, indian grass and sideoats grama to name a few. Water is provided by rural water with 3 strategically placed hydrants as well as a water well that has a solar system. Addition water sources include a pond and pit. The property has amazing fences with most of the perimeter fence made up of 5 wires. The property offers exceptional hunting opportunities holding large whitetail deer and an array of other wildlife. Furthermore, it has excellent access being located only 7 miles off Highway 36 and only 9 mile South of the Nebraska Kansas stateline.
FSA INFORMATION: It carries a 43.38 acre wheat base W/36 bu. PLC yield and 15.03 acre grain sorghum base W/ 93 bu. PLC yield.
LAND LOCATION: From Phillipsburg, KS – 5 mi. East on HWY 36 to E. 600 RD, North 7 Miles to the Southwest corner of the property. This property is only 9 miles South of the Nebraska Kansas Stateline, essentially straight South of the Harlan County Dam.
MINERALS: Seller shall convey 100% of the seller’s minerals to the purchaser.
POSSESSION: March 1, 2025 on all acres.
TAXES: Seller shall pay all the 2024 taxes and prior years’ taxes, if any. The 2025 and subsequent years taxes shall be the responsibility of the buyer. 2024 taxes were $2,871.64.
TERMS, TITLE INSURANCE AND CLOSING: Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing. Closing shall be completed on or before February 10, 2025. Owner’s policy and closing expense will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
