 159 +/- ACRES PHILLIPS COUNTY LAND AUCTION WITH OIL PRODUCTION

AUCTION LOCATION: Huck Boyd Community Center, 860 Park Street, Phillipsburg, KS

LEGAL DESCRIPTION:  The North Half of the Southeast Quarter (N/2SE/4) and the South Half of the Northeast Quarter (S/2NE/4), of Section Twenty-four (24), Township Two (2) South, Range Nineteen (19) West of the Sixth P.M., Phillips County, Kansas being 158.6 acres more or less.

GENERAL DESCRIPTION:  This tract of land has approximately 65.81 acres of cultivation, 89.03 acres of pasture and 3.76 acres of wooded area. On the cropland, approximately 47.81 acres are milo stalks and 18 acres are currently drilled to wheat. The cropland is primarily class II and IV, Holdrege and Uly Silt Loam and is very productive. The pasture has abundant grass and good fences. It has a brand new fence on the South and East side of the property. The wooded area on the property has abundant wildlife. Water is provided by a pond and creek. In addition, the property has two other water wells that are currently not in operation. 

FSA INFORMATION:  It carries a 29.2 acre wheat base W/35 bu. yield and 16.4 acre grain sorghum base W/ 79 bu. yield.

LAND LOCATION: From Phillipsburg, KS – 6 mi. North on HWY 183 to W. Kiowa, West 4 mi. to W. 400 RD, North ¼ mi. to the Southeast corner of the property or 5 mi West on HWY 36 to W. 500 RD, North 5 mi. to W. Kiowa, 1 mi East to W. 400 Rd, North ¼ mi. to the Southeast corner of the property.

MINERALS:  Seller shall convey 100% of the seller’s 12.5% mineral interest to the purchaser.  Other parties hold the remaining 87.5% mineral interest. 2023 Oil income was $10,039.25 for the seller. Oil production in years and barrels: 2024-637, 2023-817, 2022-627, 2021-461, 2020-482, 2019-294, 2018-315, 2017-313, 2016-555, 2015-306 and 2014-393.

POSSESSION: March 1, 2025 on the pasture and acres that are currently milo stalks and after the 2025 wheat harvest or August 1, 2025 whichever comes first on the acres drilled to wheat.

TAXES:  Seller shall pay all the 2024 taxes and prior years’ taxes, if any. The 2025 and subsequent years taxes shall be the responsibility of the buyer. 2023 taxes were $1,032.30.

TERMS, TITLE INSURANCE AND CLOSING:  Ten Percent (10%) down the day of the sale, Forty Five Percent (45%) of the purchase price due on or before December 30, 2024 with the remaining Forty Five Percent (45%) of the purchase price due on January 3, 2025. Owner’s policy and closing expenses will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
